I am told the dove and deer hunting are outstanding.  I have now been to the ranch multiple times and deer sightings never fail.  I am told, if not over-pressured, dove limits are easily obtainable.  

The lower section of the ranch has good woody tree canopy along the river.  This area has been meticulously cleaned and cleared of brush.  Access down into the river bed is convenient with either of two access points.  There are large gravel beds in the river as well as deep pools.  There is no end to exploring and discovery to be had in the river bottom.  

Access to Clifton, the nearest town, is just minutes away.  Clifton is a vibrant artist community complete with a hosptal, multiple resturants, museum, grocery store(s), and shopping.  Many refer to Clifton as the top of the Texas Hill County.  Clifton is well known for its Norweigan history and there are many landmarks to visit on any given day.  

Access to the ranch is via gravel road.  The commute time from the DFW metro area is approximately 1.5 hours.  Its a short 40 minute drive into Waco.
